SHEET 02 · SCHEDULE OF WORKSPRICED FROM MEASUREMENT

Schedule of Works

Eight lines of work, listed the way we price them. A homeowner will find a slipped slate in here; an estates manager will find a framework. The descriptions are written the way our surveys are — plain English, no ornament.

  1. SoW 1.1

    Slate and tile re-roofing

Full strip and re-cover in natural slate or tile — slate and tile re-roofing across Rotherham, from terrace rows to school halls. Sound coverings are salvaged and re-hung where they will still serve.

Gloved hands nailing a new natural slate onto battens mid-course
  2. SoW 2.1

Single-ply and built-up flat roof systems

Commercial flat roofing in Rotherham and across South Yorkshire — single-ply membranes and built-up systems laid to falls, with every upstand and outlet detailed, not draped.

A single-ply membrane seam being heat-welded and rolled on a flat roof
  3. SoW 3.2

    Leadwork and parapet gutters

Code 5 lead dressed by hand into parapet gutters, valleys and flashings — leadwork and parapet gutters are the details that decide whether a roof lasts thirty years or three.

Gloved hands dressing Code 5 lead into a parapet gutter with a hardwood tool
  4. SoW 4.1

    Cast-iron rainwater goods

Cast-iron gutters and downpipes repaired, re-jointed or replaced like for like — the right answer on listed buildings and the honest one on everything else.

A freshly jointed cast-iron downpipe fixed squarely against Victorian brickwork
  5. SoW 5.1

Roof condition surveys and dilapidation reports

A roof condition survey in Rotherham means a dated inspection with photographs and a written report — what is sound, what is not, and what it needs. No opinions from the pavement.

A survey clipboard and camera resting on a scaffold board beside slate roof courses
  6. SoW 6.1

    Planned maintenance contracts

Planned roof maintenance in Rotherham and across whole portfolios — gutters cleared, slipped coverings re-fixed, every visit logged, dated and reported back.

A gloved hand clearing moss and silt from a parapet gutter outlet
  7. SoW 7.1

    Make-safe attendance for estates teams

Storm and emergency damage made weathertight and safe, then recorded with dated photographs for your file and your insurer.

A tarpaulin battened neatly over a storm-damaged section of roof
  8. SoW 8.1

Roof access and safety line installation

Safety lines, anchors and access equipment installed, tested and documented — so the next trade on the roof is as safe as ours.

SHEET 03 · PROGRAMME RECORDSUMMER RECESS — SIX WEEKS

The August Roof

“School and public estate frameworks” is easy to say. This is what it looks like: one school re-roof recorded across the six weeks of the summer holiday — the programme our work as school roofing contractors across South Yorkshire runs to. The playground empties, the scaffold goes up, and the roof is handed back before the first bell.

  1. A school roof stripped to its rafters with salvaged slates stacked on scaffold boards

    WK 1 — STRIP-OFF & SURVEY

Old coverings lifted and the timbers opened up and surveyed while the building stands empty.

SoW 1.1 — EXISTING SLATES LIFTED & LOGGED

  2. A newly lead-lined parapet gutter running the length of a school roof

    WK 2 — GUTTER LININGS

Parapet gutters lined and laid to falls — the part nobody sees and everybody depends on.

SoW 3.2 — LININGS LAID TO FALLS

  3. A roofer dressing lead flashing into a stone parapet junction with hardwood tools

    WK 3 — LEADWORK

Code 5 lead dressed by hand at every junction. Lead is soft, dull and quietly outlasts everything fixed above it.

CODE 5 LEAD — DRESSED BY HAND

  4. Fresh battens set to gauge across membrane on a long school roof slope

    WK 4 — MEMBRANE & BATTENS

Membrane lapped, battens set to gauge with a string line. Straight lines now mean straight courses later.

SoW 1.1 — BATTENS SET TO GAUGE

  5. The final course of new slate meeting hundred-year-old sandstone coping

    WK 5 — FINAL COURSE

New slate closes against hundred-year-old stone. If the junction is right, nobody will look at it for another century.

    NEW SLATE AGAINST 100-YEAR STONE

  6. Construction workers in high-visibility vests work on scaffolding erected against the side of a building with a metal roof.
WK 6 — SNAGGING & HANDOVER Snags in progress, scaffold active, every stage photographed. The roof goes back before the first teacher does. RECORD PHOTOGRAPHED — HANDED BACK BEFORE TERM
  7. CONDITION REPORT — HANDOVER COPY

Handed to the estates team before term starts

SHEET 04 · TENDER FILEAUDITED BEFORE APPOINTMENT

The Framework File

The paperwork a school or council reads before we are allowed near a roof — kept current, dated, and open for inspection. Public estate roofing frameworks are the strictest reference a roofing contractor in Rotherham can hold.

FILE — FRAMEWORK & TENDERCONTENTS · 6 ITEMS · HELD CURRENT 08.2026

  • ITEM 01 — INSURANCE

£10,000,000 public liability cover, in force and evidenced on request.

  • ITEM 02 — RAMS

Method statements and risk assessments issued before work starts — on every job, not just the audited ones.

  • ITEM 03 — PRICING

Quotations priced from a measured schedule of works, never from a walkover.

  • ITEM 04 — HANDOVER

A dated photographic record and condition report handed over on completion.

  • ITEM 05 — PROGRAMMING

Works planned around term times and occupied buildings, and held to programme.

  • ITEM 06 — MAINTENANCE

Planned maintenance contracts held across school and public estate portfolios, every visit logged.

What this means if the roof is on your house

Before a school or council lets a contractor onto an occupied building, this file is audited: insurance verified, method statements read, programmes checked against term dates. Bellhouse keeps it current because our framework work depends on it.

When we quote for a Rotherham terrace or a semi, the same file stands behind the job. None of it was written specially for schools — it is simply how the firm works, and you inherit all of it with your slipped slate.

SHEET 05 · SITE DIARYENTRIES — 1958 TO DATE

Entries Since 1958

Sixty-eight years, entered the way a clerk of works would enter them. Not a heritage story — a running record.

  1. 1958

First ladder in Rotherham. The name goes on the side of a van and the first slates are re-hung.

  2. 1974

First council estate contract. The firm learns to price from a measured schedule, and never unlearns it.

  3. 1991

The second generation signs the books. Same yard, same trade, more paper.

  4. 2009

The fourteenth van joins the fleet. Every one racked the same way.

  5. 2024

The third generation is on the tools, dressing lead the way the first was taught.

  6. 2026

Sixty-eighth August at the same trade. The current entry is this file.

SHEET 06 · COMPLETION RECORDSIGN-OFFS ON FILE

Signed Off

We don’t call ourselves the best roofing contractor in Rotherham. We file the sign-offs, date them, and let the record read as it stands.

SHEET 07 · DOMESTIC WORKSROOFS LIKE YOURS

A Slipped Slate on Your Roof

Most of our diary is schools and public estates. The rest is roofs like yours — surveyed, quoted and finished to the same file, by the same roofers Rotherham’s schools and councils audit.

  1. 01

    Survey

We get on the roof and photograph what we find. You receive a dated roof condition survey — not an opinion shouted from the pavement.

  2. 02

    Written quote

A written quotation priced from what was measured. You can hold us to it, because none of it was guessed.

  3. 03

    Works to programme

The job is done to the agreed programme, guaranteed in writing, and left with a photographic record for your own file — backed by a firm at the same trade since 1958.
